Being able to climb on to the housing ladder has now become impossible for many younger people and families, and renting is their only option.
Renting is not a bad thing, and is often more affordable in the short term. Tenants find that renting a home gives more flexibility if you don’t plan to live in an area for long, and you also know that the landlord is usually responsible for upkeep of the property.
But if you own or are in the process of buying a property, this can be used as an excellent source of income. If you have a property which is rarely used, why not let it out? Letting a property means you still continue to own it but allow others to stay who will make regular payments to you. Some people may let an entire building, others just a room. How much of your property you choose to let is up to you.
Some people deliberately buy property with the intention of letting it out. These professional landlords make their career from their property and will often spend time searching for suitable homes to buy below market value. Sometimes they will purchase older, more rundown homes which they proceed to refurbish. Buying a home purposely to let it out may sound complicated but the principle is the same as buying a property for yourself; you would seek the financial assistance of a bank or building society and take out a mortgage which you would repay over a number of years.
Marketing is also an essential part of a landlords job; owning a property is an important first step, however you also need to promote it and attract suitable tenants.
Suitability is also important; the wrong type of person may cause damage to the property or you may have difficulty obtaining rent payments. Whilst a deposit is taken at the start of the rental term, choosing appropriate people is the easiest way to avoid any potential problems from occurring.
There are different ways to market a property. Some people attempt to do this privately by independently placing adverts on websites and within magazines, whilst others prefer to use the services of a lettings agent.
The advent of the internet has made it far easier for landlords and tenants alike to find or promote a property. Rightmove and Prime Location are two of the more established brands that tenants frequently search and when hunting for a place to live, so advertisements with these organisations are likely to receive a high response rate. Until 2010, Google also provided a property search tool within Google Maps, however this was recently discontinued.
Rightmove do not allow landlords to register with them directly and you would need to register via a lettings agent. Recently, some online letting agents have started to offer services which will help private landlords promote their lettings without registering for other services. This means you can register with an online lettings agency who will advertise your property on Rightmove. Many such agencies can also vet the incoming enquiries and will only direct suitable candidates for your attention.
